Getting started
What is managed farmland?
You buy agricultural land in your own name, and a farm team plants and looks after it for you under a written agreement. You get updates, a share of the produce, and you can visit whenever you want.
Is the land registered in my name?
Yes, for our farmland projects (GreenX, PomX and Timber) the title is registered directly in the buyer’s name at the Sub-Registrar Office. We do not sell land through power of attorney.
Can I visit the farms before I decide?
Please do. Most families decide only after walking the farm. We arrange site visits from Bengaluru; GreenX and PomX are about 90 minutes from Kempegowda airport.
Who is behind SmartAgro?
SmartAgro is an agro-realty company based in Sahakara Nagar, Bengaluru. Our founder and managing director is Kiran, and the people who plan and run the farms have spent their careers in agriculture and horticulture. Company registration details are shared with your purchase documents.
How long have you been farming?
Our first large project, Timber near Hindupur, began on land bought in 2018 and is now fully planted. GreenX and PomX followed in the same corridor.
Can I meet the founder?
Yes. Kiran, our founder and managing director, is happy to meet families at our Bengaluru office. Ask our team to set up a time, or write to him at kiran@gosmartagro.com.
Is growing sandalwood legal in India?
Yes. Private growers can plant and own sandalwood. Harvest and sale are regulated, and need permissions from the forest department at the time of harvest. We follow state and central rules on every plantation. Our blog post on host trees explains more.
Can I buy if I live in another state?
Yes. Resident Indians from any state can buy agricultural plots in our Andhra Pradesh projects. NRIs and OCIs face different rules, so please read the NRI question below and take legal advice first.
Returns, tax and risk
Are returns guaranteed?
No, and be careful of anyone who says otherwise. Farm income depends on rain, crop health and market prices, and land values can go down as well as up. Any figures we share are projections based on assumptions, not promises. Do read our risk disclosure and your agreement carefully.
How is farm income taxed?
Tax treatment depends on your circumstances and current law. Agricultural income may qualify for exemption under Indian tax law, subject to conditions. Please speak to a qualified tax adviser before you decide.
How is the harvest shared?
Each project has its own sharing terms, set out in the purchase and farm management agreement. For example, at GreenX the plot owner’s share is 70% of the sandalwood harvest and 60% of intercrop produce.
When will I see income from intercrops?
It depends on the crop and the season. Once the intercrop is planted, we tell you the month and year we expect the first harvest. No harvest date is fixed in the agreement, because weather and markets decide the timing and the amount.
Does buying farmland reduce my income tax?
Buying agricultural land does not, by itself, give you an income tax deduction. How any later farm income is taxed depends on your situation, so please check with your tax adviser.
What happens if something happens to a director?
Your plot is registered in your own name, so your ownership does not depend on any one person at SmartAgro. The company and its farm teams continue to run the projects.
Buying and paying
Can NRIs buy?
Rules on agricultural land purchase by non-residents are strict and vary by case. NRI buyers should review FEMA regulations and take legal advice on eligibility before proceeding. Our team can share project documents for your adviser to review.
How do I pay?
Only by bank transfer or cheque to SmartAgro’s account. We do not take cash, ever. Payment schedules and instalment options differ by project, and our team will give you the current terms in writing.
Can I pay in instalments?
Some projects offer an instalment plan with part of the price paid upfront. The current plan, and when the plot is registered in your name under it, are given to you in writing before you pay.
What does registration cost?
Stamp duty and registration fees are set by the state government and paid at the Sub-Registrar Office. We confirm the current rate for your plot before you register, so there are no surprises.
Are there other charges after I buy?
Every charge is listed in your agreement before you pay. Ask our team to walk you through it line by line.
Can I take a bank loan for the plot?
Loans for agricultural land are limited and decided case by case by each bank. We can share the project documents your bank asks for, but the loan decision and terms are the bank’s.
Can I sell my plot later?
Yes, the land is yours to sell. The buyer takes over the farm management agreement for the rest of its term. Tell us before you sell so we can help with the paperwork; transfer costs are paid by the seller.
Can I build a farmhouse?
At GreenX you may build a weekend home or farmhouse on up to 10% of your plot area, subject to local and state regulations. Rules differ by project; ask our team.
What happens at the end of the cycle?
For our farmland projects, the land remains yours. At the end of the managed cycle we present renewal or exit options, with no obligation to continue.
Our services
Do you manage land that I already own?
Yes. If you have land that is lying idle, tell us where it is and how big it is. Our team will visit and tell you honestly whether it can be farmed well, and what that would involve.
Do I have to farm the land myself?
No. The farm is fully managed: our team plants, waters, fences, weeds and cares for the crop. You are welcome to visit and see the work, but you do not need to do it.
Where does the water come from?
At GreenX, water comes from bore-wells, a lined farm pond and rainwater harvesting, and reaches every plant through drip lines. The soil is red and well drained, with a pH of about 7.1.
How will I know how my farm is doing?
You receive regular updates with activity logs and photos, and you can visit the farm any time with prior notice.
Will I see what is spent on the farm?
Yes. We share expense reports for the work on your plot, with receipts on request.
Can I stay at the farm?
Yes. The GreenX campus has cottages that owners can book in advance for a night or a weekend.
