Home / How it works
How managed farmland works.
You own the land, we farm it under a written agreement, and you hear from us regularly. Here is how it works, step by step, and what to check at each stage.
Five steps, all in writing.
- 01
Visit and choose
Walk the plots with us and pick the one you like. Plot location, soil and water details are shared before you decide.
- 02
Register in your name
The sale deed is registered in your name at the Sub-Registrar Office. We never sell through a power of attorney.
- 03
We plant
Certified saplings with host trees and intercrops, all on drip irrigation, planted by our agronomists.
- 04
We run the farm
Watering, soil care, pest control and security every day, with photos and updates sent to you.
- 05
You receive your share
When produce is sold, your share is paid as written in your agreement. The land stays yours throughout.
Where your income comes from.
Using GreenX as the example: each part of the farm, how it is sold, and the share that comes to you under the agreement.
Intercrops
Grown between the rows, every season
Sold each season
At the market price on the day
Remaining share as per your agreementSandalwood heartwood
The main crop, at the end of the 15-year cycle
Regulated harvest and sale
Permissions and authorised buyers handled by us
Remaining share as per your agreementThe land itself
Registered in your name from day one
Stays yours
Renewal or exit options at the end of the cycle
Land values can go down as well as up
Across the 15-year managed cycle
Shares are from the GreenX agreement. How much your share is worth depends on yield, heartwood grade and market prices at the time of sale, which are not known in advance. Nothing here is a promise of income or returns. Please read the risk disclosure.
What every plot includes.
Title in your name
Registered at the Sub-Registrar Office in your name. The plot is yours, on paper and on the ground.
A farm team on site
Agronomists and field staff are on the farm every day, planting, pruning, watering and keeping watch.
Planned water
Drip lines fed by canals, bore-wells, a lined pond and rainwater harvesting, so one dry well does not stop the farm.
Regular updates
Photos and progress updates from the farm, so you know how your plot is doing without driving down.
Fenced and secured
The farm is fenced, gated and guarded, so the trees are safe between your visits.
Written agreements
Your share of each harvest is written into the management agreement, which you read before you pay.
Managed vs. doing it yourself.
| Managed farmland | Buying and farming yourself | Buying and leaving it bare | |
|---|---|---|---|
| Who farms | A professional farm team | You, or labour you hire and supervise | No one |
| Your time | Visits when you choose | Regular, often weekly | Occasional checks |
| Produce | Shared as per your agreement | All yours, if it succeeds | None |
| Risk of neglect or encroachment | Lower: fenced, secured, staffed | Depends on your presence | Higher |
| Main risks | Crop, weather, market prices, operator performance | Crop, weather, prices, labour, your time | Encroachment, no income |
A checklist for buyers.
Whoever you buy from, ask for these. We share all of them for our projects.
