Key takeaways

  • Buying agricultural land near Bangalore is easy; keeping it productive from the city is hard.
  • Confirm you are eligible to buy, then check title, records, EC and boundaries.
  • Plan who will farm the land before you buy it, not after.
  • Buying inside a managed farm shares the fencing, water, security and staff.

Search for agricultural land for sale near Bangalore and you will find hundreds of listings. Buying one is easy. Keeping it productive from the city is hard. This guide covers what to check before you buy, the costs people forget, and your options for farming the land once it is yours.

Road access, water and boundaries matter as much as the price per acre.

Step 1: confirm you can buy

Rules on who can buy agricultural land differ by state and change over time. Karnataka relaxed its restrictions in 2020; Andhra Pradesh has its own rules. NRIs and OCIs generally cannot buy agricultural land under FEMA. Confirm your eligibility with a lawyer before paying any advance. See can NRIs buy farmland?

Five steps before you pay

  1. Eligibility
  2. Land check
  3. Documents
  4. Full costs
  5. Who will farm it

Step 2: check the land itself

What to look at on site

Ask where water comes from, in which months, and how reliable it has been. A bore-well that works in August may not in April. Look for storage, such as a pond or tank.

Step 3: the documents that matter

Documents to collect

  1. 01Title deedAnd the chain of earlier sale deeds.
  2. 02Land recordsRTC in Karnataka; Adangal and 1-B in Andhra Pradesh.
  3. 03ECAn encumbrance certificate covering about 30 years.
  4. 04Survey sketchChecked against the boundary on site.
  5. 05RegistrationA sale deed in your name, never a power of attorney.

Our document checklist explains each one, with red flags to look for.

Be careful

Some land cannot legally be sold, for example certain government-granted land. If a deal looks unusually cheap, ask your lawyer to confirm the land is freely transferable.

Red flags in land listings

Online listings for farmland near Bangalore range from careful to careless. Be cautious when a listing has no survey number, shows photos that could be anywhere, promises a fixed return or “assured appreciation”, quotes a price far below the area, or pushes you to pay a token amount the same day. None of these means the land is bad, but each one means you should slow down, ask for documents, and visit before you commit to anything.

How water reaches every plant

  1. 1Farm pond and bore-wellStore and supply water through the dry months.
  2. 2PumpMoves water into the main line; solar power where the site has it.
  3. 3Drip lineSmall emitters put water at the root zone, not across the field.
  4. 4Each plantGets a measured amount, adjusted by season.

Step 4: count the costs people forget

The price per acre is only the start. Ask for written figures for each of these before you budget.

Stamp duty and registration
Paid at registration, at rates set by the state. Your lawyer can confirm the current amounts.
Fencing and gates
Needed on day one to protect boundaries.
Water
Bore-well, pump, storage and drip lines.
Power
A farm connection, or solar.
Labour and inputs
Every season, whether or not the crop does well.
Your time
Visits, calls and decisions, every month.

Step 5: decide who will farm it

Bare land invites encroachment and produces nothing. If you cannot farm it yourself, there are three common routes.

Ways to keep the land productive

Full control and all the produce, but you carry all the work and cost. Best if you live close by.

Quick check

A seller asks for a large cash advance “to hold the land” before you have seen the EC. What should you do?
