Key takeaways
- GreenX and PomX are on NH-544E, about 90 minutes from Kempegowda International Airport.
- The corridor has red soil and a dry climate that suit sandalwood.
- BEL, the Lepakshi Knowledge Hub and the KIA Motors plant are in the same corridor.
- Infrastructure nearby does not guarantee land values. Visit and judge for yourself.
Most farmland near Bangalore is sold on the promise of “close to the city”. For a working farm, distance matters, but so do soil, water, climate and the people around you. This guide explains why our GreenX and PomX farms sit in the Hindupur–Lepakshi corridor, just across the Karnataka border in Andhra Pradesh, and what you will find when you get there.

Getting there
From the north of Bangalore, the drive is straightforward. You pass Kempegowda International Airport and continue north towards the Andhra Pradesh border, then join the Madakasira–Hindupur National Highway (NH-544E). GreenX and PomX are on this highway, about 90 minutes from the airport. Madakasira railway station is about 2 km from PomX.
Because the route starts at the airport, the farms are convenient for families flying in for a weekend, and for NRI families visiting during a trip home. We share the exact pin before every site visit, and can arrange the visit from Bangalore.

What is nearby
The corridor is not empty countryside. Several large institutions and employers sit along the same stretch of highway.

Why it suits farming
For sandalwood, soil and climate matter more than distance. The red soil near Hindupur (pH around 7.1) is well drained, and the temperature range of about 10–40°C suits Indian sandalwood. Pomegranate also grows well in warm, dry conditions, which is one reason PomX sits in the same corridor.

Water at GreenX comes from several sources rather than one: canals, bore-wells, a lined farm pond, rainwater harvesting and drip irrigation. Spreading the supply across sources reduces the risk of one failing in a dry year.
Quick check
Which matters most for a sandalwood plantation’s location?
Distance helps for visits, but soil drainage, water supply and climate decide how well the trees grow.
When to visit
The farms are open to visitors through the year, and each season shows something different. The cooler months from about November to February are the most comfortable for a long farm walk. The hot months before the monsoon show you how the farm manages water when it matters most, which is worth seeing if you are serious about buying. During the monsoon the plantation is at its greenest, though some paths can be muddy.
Whichever season you choose, start early. Mornings are cooler, the light is better for photos of your plot, and you will have time to see the campus, ask questions over lunch and drive back before the evening traffic into Bangalore.
What we do not claim
Infrastructure nearby can change how an area develops over time, but land values can rise or fall, and nothing about a location guarantees a result. We would rather you visit, walk the land and judge it yourself than buy on a map.
Buy farmland for the farm. Anything else the area brings is a bonus, not a promise.
